While here at Keller Williams Family Reunion, I've had the pleasure of getting to know more about ListingDomains.com, "the ORIGINAL and LEADING single property website provider." There are several companies out there who offer this. What impresses me about ListingDomains.com are the clean, fresh look of the sites (scores to choose from), the ease of use of the back-end, and the added value they put into their product. Here are some highlights:

  • You can include audio and video (more actively engages the prospective buyer)
  • They easily post to craigslist (saving steps while looking professional)
  • You can archive the Web site to a CD (gift you can give the buyer AFTER closing to share the new home with faraway friends)
  • The custom sign rider is included in the price (Save money and steps; no separate ordering needed)
  • Property is hosted for a year (in this longer market time, that's handy)

Of course, I had to go visit my favorite gadget, the Fujitsu ScanSnap, while here. Word is a new model may be coming out soon - can't wait to see what it can do!

I have been blessed to speak with scores of agents in the last two days here at Sellabration. Without exception, those who are experiencing success in today's real estate climate have got this figured out: know your strengths, focus on those, and hire to offset your weaknesses.

Whether it's your Web site, your systems, your graphic design, or your accountability, if you're not good at it, find someone who is! Several agents I spoke with are avoiding short sales, for example, because they don't know how to do them and they perceive they're a lot of work with little return.

Here's reality - short sales and foreclosures are inevitable, in almost every market in the U.S., over the next four years. Find someone who knows how to do the transactions and get the training - a great resource is the CDPE designation, or Certified Distressed Property Expert. Or at minimum, find a trustworthy resource to refer the transactions to, like ShortSalePlan.com. You'll still be helping the clients, and sharing the commission with a company who's willing and able to do all the work.

When asked why he was such a master of his sport, Wayne Gretzky was quoted as saying, "I skate to where the puck is going to be, not where it has been." Apply this line of thinking to your business. Your forward focus will help you become a leader in your market.

I have been blessed once again to be onsite with dear friend Tricia Andreassen of Pro Step Marketing at the CRS annual convention, Sellabration, being held this year at the Hilton in San Francisco.

Tricia and I had an amazing conversation last night. We both firmly believe that 2009 is the Year to Shine. How so? By being real with our clients, our colleagues, everyone in our lives... and first and foremost, ourselves.

This starts with a clear VISION of what we want our lives to look like. Add to that a sharp FOCUS on what choices and actions support that vision. Take good care of yourself so that you have the ENERGY to follow through on those actions. And finally, practice unconditional LOVE. Be forgiving and empathetic.

This is going to be a powerful three days in San Francisco. I am pumped!
