Is there any relief in sight from the downward march of home prices? In some areas, yes. Overall, not yet. http://www.cnbc.com/id/38680807 I don't have to tell you how difficult it can sometimes be to get a client to adjust the expectation of what the home is worth.
How can you help your client price her or his home in a down market? Personalize the sale. One element of doing this is to partner with your client's financial advisor to help price the home. The advisor will help establish the balance of price and promptness of sale that is best for the client's situation. People get utility from more than just one element...especially when it comes to selling their homes. An excellent financial advisor should know your client at least as well as you and should be among the most trusted of the professionals she or he deals with. Offering to engage the advisor will add to the trust you have already built with your client. If your client does not have a trusted financial advisor, have a short list of them that you trust and respect greatly. Offer to introduce an advisor to your client. Arrange in advance that the advisor will provide the consultation free of charge. She or he should be willing to do this if it is known that the seller does not have an advisor or is receptive to replacing the current one.
